We use coal tar, asphalt base, polymer modified and oil based Gilsonite asphalt driveway sealers. All sealers are made fresh daily here in Baltimore, Maryland. Dry time is just a few hours and it cures in 24hrs sealcoating.
The coal tar types are great for all asphalt driveways and parking lots. They will last longer in high traffic areas such as long driveways and parking lots. The oil based asphalt sealer is great for new driveways that has never been seal coated. However they will not hold up on high traffic areas and we don't recommend using them on parking lots and/or driveways that has previously sealcoated with coal tar type sealer.
Maryland Blacktop uses coal tar types (water based) and Gilsonite (oil based) sealers formulated for your county. Due to county, state and federal regulations (EPA) some sealers may not be legal for use on your driveway or parking lot. Maryland Blacktop carries all the approved sealers for your area!
We offer brush and bucket method for sealcoating driveways! No spray! No mess! To be cost effective on larger driveways and parking lots we use the spray method but "cut in" using a brush or squeegee around buildings, sidewalks/curbs and landscaping prior to spraying.
New asphalt driveways and parking lots should not be sealcoated until they are at least 6 months old. After the first sealcoat, asphalt driveways and parking lots should be sealcoated every 2-5 years depending on the use and weather conditions. The sun can do as much damage as snow and ice can do. The sun fades your asphalt driveway and parking lot causing the oils to dry up and the sand and stone to come unglued. Sealcoating season is from may 1st to November 15th for coal tar types and year round for the oil based sealers.
